Summerfield is south Marion County’s quiet middle ground: fifteen-odd minutes from Ocala’s square in one direction and from The Villages’ town squares in the other, on the US-441/301 corridor that ties them together. That geography is the whole pitch — Villages-adjacent living, with Marion County pricing and without the CDD bond structure The Villages itself carries.

The best-known addresses here are the Del Webb Spruce Creek communities — gated 55+ golf neighborhoods with the full clubhouse-and-pickleball program — but Summerfield is not only a retirement market. Off the corridor it goes rural fast: homes on acre-plus lots, small farms, and newer subdivisions filling in as growth pushes north out of Sumter County. Horse properties on this side of the county trade at a real discount to the northwest’s name-brand farm country.

Shane works this corridor constantly — recent closings in 34491 include a $406,450 purchase near SE 23rd Avenue — so the practical questions (which communities carry which fees, where the corridor traffic actually bites, what backs up to what) get answered from recent deals, not from a map. Evening baseline: Brownwood Paddock Square’s restaurants and nightly live music are about ten minutes from most of Summerfield.
